  • Complete Walk-Out Inspection with Digital Photos after tenant Vacates.

  • Annual Statement and W-9

LONG TERM RENTALS: When this is an Annual lease the Management fee will be a half month’s rent paid at the start of the lease term and then 10% of the agreed to rent amount every month thereafter.

  • Seasonal Lease.

  • Coordinate all estimates and repairs before rented and while rented authorized by the owner.

  • All monies are collected 2 months before move in date. Owner receives 50% in the beginning of the lease and 50% at the end of the lease. 

  • Monitoring property while occupied by the tenant with drive bys, phone contact and email. 

  • Move in and Move out inspections with digital photos and Video.

  • Income Statements and W-9

VACATION RENTALS: When this is a Vacation lease agreement (less than 5 months) the Management fee will be 18% of the full/gross rental amount per month paid at the start of each lease term. For furnished units $100 additional fee will be charged for initial inventory.

SHORT TERM RENTALS: When this lease is less than 6 months the Management fee will be 50% of a full month’s rent paid at the start of the lease term and then 10% of the agreed to rent amount per month thereafter. For furnished units $100 additional fee will be charged for initial inventory.

Finding a tenant or one time only: When is one time only a FULL MONTH'S RENT will be collected.
